We consider real property types including single-family, multi-family, commercial, and retail properties in the U.S.  We list deals from reputable developers that have good projects and excellent track records located in areas with significant upside potential. provides both equity and debt financing and both short and longer term deals. New construction projects, single family homes, condos, townhomes, multi-family residential properties commerical and mixed use properties are all sutable for this platform.

How does a project get listed on and what is your due diligence process?

Real estate sponsors contact our team at Maritime Properties with information about their project which must pass stringent measures. Our experienced Principal Broker Steve Spiro holds a Realtor designation and is an active real estate investor. He is licensed in California by the Bureau of Real Estate as a broker license # 01102481. Maritime Properties is also licensed by the Bureau of Real Estate # 01378065. He is a member of the National Association of Realtors, California Association of Realtors, Orange County Association of Realtors,  the San Diego Association of Realtors and the National CrowdFunding Association. He is a 5 Star, Premiere Zillow Agent  and has been involved in thousands of real estate transactions and has personally purchased, managed and sold hundreds of properties.  He has personally originated hundreds of conventional real estate loans for his clients. He has over 37 years of real estate and real estate lending experience.

Each real estate project is unique. Steve Spiro together with his team personally evaluates each project thoroughly to eliminate possible fruad and applies common sense underwriting guidlines before approving it for listing on

What is crowdfunding and why haven't I heard about this before?

Crowdfunding is the collection of capital from backers—the "crowd"—to fund an initiative and usually occurs on Internet platforms. The concept has been used for centuries in a variety of contexts, all of which refer to companies or individuals using the crowd to carry out an action. In the context of real estate crowdfunding, means using the crowd to pool together smaller increments of money to invest in real estate projects. It has become a familiar concept in Europe, the United States, Asia and many countries around the world. The most widely accepted formal name for this type of real estate investment is "a real estate syndication". Up until just recently and since the 1930s laws allowing this type of investment to be exempt from United States Securities and Exchange Commission public offering rules and to be considered a private placement, prohibited general solicitation of the offering. With the advent of the internet and the 2013 Jobs Creation Act, the SEC was directed to make changes to the law to allow general solicitation for crowd funding. This is a milestone in the process of the laws catching up to allow for the changes in technology given the internet.

Why should I consider real estate crowdfunding through

Allocating some portion of your fincial portfolio to real estate and real estate backed assets may provide you with a reasonably predictable and stable level of current income; the opportunity for capital growth; and diversification of your portfolio. Real estate backed assets an asset class that historically has not been correlated with the stock and bond markets. With real estate, there is collateral, cash flow, return on investment and a projected exit stratgy. With real estate crowdfunding, investors can pool smaller amounts of capital together to buy a piece of real estate like an apartment building, office tower, single family house, villa, or a retail shopping center or receive a Note collateralized by this same type of real estate. Rather than owning an entire property and dealing with the day to day management, rent collection and maintenance, those investing through do not have to deal with the day-to-day management of the property. Those investing through invest alongside and with an experienced professional real estate investor/developer who is the one that will spend the time needed to perform the required functions. Those that invest through have limited or no personal liability. The sponsor/issuer has the liability and responsibility to manage, protect and return the investment and return on investment to the investors. 

Maritime Properties is a California licensed real estate brokerage and services the investments offered on If necessary, Maritime Properties will step in and re-negotiating with the sponsor and or manage any forclosure action needed to protect and return the investor's investment and return on investment. The investment is made through the use of a SPV (single purpose vehicle) Maritime Properties LLC Series utlizing the popular borrower dependent note structure. It is then transfered to and held in Trust by a statutory third party Trustee . This protects the investment for you in unlikely event of a bankruptsy of our company.

When you invest in one or more of the investment offerings on our platform, Fund America a the designated licensed securities dealer.  Your funds go directly to Fund America who places them into an FDIC insured escrow account until the project's minimum funding goal is reached. This is a contingency of the transaction. If the minimum funding goal for the project is not reached the funds are returned refunded to you by Fund America without fees or deductions. Fund America is also registered transfer agent.

In addition to being the licensed securities dealer for our offerings meeting security laws in all 50 states, Fund America handles the escrow and the perodic receipt and dispursments of all funds for our platform's investors and sponsors. This provides a good accounting record and assurance that all investors funds go to their intended destination.

What will I actually own?

As a dept investment, you will be the beneficiary of a borrower dependent promissory note in the amount of your investment. It will be secured by a corresponding Note and Deed of Trust recorded on the subject property. As a lender you will be entitled to return of your investment by the due date or upon sale or refinance of the property which ever comes first. Our investors on a note are paid before the property owner. The terms of your investment are stated in the Series Disclosure. All of the disclosure documents are available for investor review and down load on this site by simply logging in.   

Payments to investors originate from the offering sponsor/issuer. Servicing of the notes offered on this platform is done by Maritime Properties a licensed real estate brokerage. The payments from the sponsor/issuer are handled through an FDIC insured escrow account established and maintained by Fund America, the licensed securities broker/dealer for the offering. This also provides a good third party accounting record for all parties. Individual investor do not have to communicate directly with the sponsors/issuers or personally deal with any problems. Maritime Properties is the servicer responsible for handling the comunications between investors and sponsors/issuers. In the event of any problems, the investors have one unified voice and servicer to handle whatever may come up.


When will I get my investment back?

Depending on the investment type and property type that you invest in, the interest, dividends or profits and return of principal you receive may be paid out periodically (e.g. monthly, quarterly or annually) or in one lump sum when the project is complete refinanced or sold. Each investment opportunity will have its own "hold period" and terms as determined by the sponsor/issuer and as stated in the the Series Disclosure.Documents.

Are these investments risky?

All investments have risk. Please see the Confidential Investor's Disclosure Document for information on the risks associated with the investment. Before placing any investment opportunity on our platform, we review all aspects of the proposed real estate project to ensure quality and to help prevent fraud. While we recognize that every investment involves risk, and there is always the risk of losing your capital, we strive to reduce that risk by providing you the transparency and tools you need to make an informed decission. How are the returns estimated for each project?

The real estate sponsor/issuer determines the returns offered to investors and that is stated in the Series Disclosure Document. Our team screens each sponsor/Issuer and conducts extensive scrutiny of the sponsor/issuers and proposed project before agreeing to list the projects on our platform. 

Is there an investment minimum and maximum investment?

Yes. The minimum and maximum investment is different for each project and is set by the sponsor/issuer and stated in the Series Disclosure Document.
